About your stay at The Ridge House

The Ridge House accommodates up to eight guests plus two infants:

• 1 x Queen Master Bedroom

• 2 x Queen Bedrooms

• 1 x Queen or 2 Singles Bedroom

We have one bedroom set up with two singles permanently, but upon request we're happy to change this to a queen bed free of charge.

To secure your stay, a 50% deposit is required at the time of booking, with the remaining balance due 7 days prior to arrival.

Cancellations

• More than 30 days before arrival: all payments made are refunded in full.

• 8 to 30 days before arrival: 50% of payments made is refunded.

• 7 days or fewer before arrival: no refund.

The 7.5% Victorian Short Stay Levy is refunded in full on any cancelled booking, regardless of when it is cancelled, because the levy only applies to stays that take place.
 

Date changes

We understand that plans change, and we would always rather move your stay than cancel it. You're welcome to change your dates at no additional charge, subject to availability.

• Changes must be requested before your scheduled arrival date

• New dates must fall within a comparable rate period, and any difference in rates is payable

• The more notice you can give us, the better your chances of securing preferred alternative dates

A flat cleaning fee of $160 per stay applies to all bookings. This covers the full preparation of the property, including professional cleaning, property care, and the laundering of all linens.
 

For longer stays, additional mid-stay cleans and fresh linen changes can be arranged at a flat rate of $160 per service.

As a bush property, we are committed to caring for our land and environment. We use sustainable, eco-conscious cleaning products throughout the home. A selection of these products is available under the kitchen and laundry sinks for your use during your stay.

We love welcoming dogs and appreciate your help in caring for the home so it can be enjoyed by all guests.

The Ridge House sits on 50 acres of private bushland with no enclosed fencing anywhere on the property. We'd rather tell you that plainly than have you find out on arrival.

Around the house and the open grassland, use your judgement. You know your dog, how they come when called, and how they behave somewhere new. Whatever you decide, they should be supervised the whole time they're outside.

On the two walking trails, the Tramway Track and the Tall Timbers Trail, dogs need to be on a lead. The ground is steep in places, the bush is dense on both sides, and there's wildlife through the fern gullies. A dog that would come straight back to you in open paddock often won't in there.

A great deal of care has gone into styling The Ridge House, and while dogs are welcome inside, we kindly ask that you:

• Bring your dog's own bedding for their comfort

• Bring an old towel to wipe off muddy paws before entering the home

• Keep dogs off beds and furniture at all times

• Pick up after your dog
   

Pet damage
Let us know if your dog has an accident inside. We'll arrange steam cleaning for the rugs or extra time for our cleaners, and if the work goes beyond a normal changeover we'll tell you what it costs before anything is charged. Telling us early almost always keeps it small. A fresh spill is a much easier job than one we find two days later.​

A fee of $50 per pet, per stay applies.

A pre-authorisation of AUD $500 is held 1 day before arrival and voided 2 days after departure.

Everyday breakages are on us. A wine glass or a chipped plate is part of a house being lived in, and we've never charged anyone for one. The deposit is there for significant damage or cleaning well beyond a normal changeover, including the pet conditions above. It's rarely drawn on, and we'll always be in touch before it is.

In line with Victorian State Government requirements, a 7.5% Short Stay Levy applies to all accommodation bookings.

To manage the administration and processing of this levy, we apply a flat 8.5% charge to all bookings. This includes the government levy as well as associated administration costs.

Our rates are designed to be flexible, allowing couples and small groups to enjoy The Ridge House without paying a whole-house rate, while still allowing larger gatherings to book for up to eight when needed.
 

Base rate

Our nightly rate is based on two guests, with a minimum two-night stay. Peak periods such as long weekends carry a minimum three-night stay.

Additional guests

Additional guests are welcome at $80 per person, per night, up to eight guests in total. We open the number of bedrooms to suit your group size.

• 2 guests: base rate

• 4 guests: base rate + $160 per night

• 6 guests: base rate + $320 per night

• 8 guests: base rate + $480 per night
   

Room Usage
Rooms are made up to suit your group. Tell us how many bedrooms you'd like prepared and we'll have those ready, with the rest closed for your stay. The rate is based on the number of guests, not the number of rooms, so three people can spread across three bedrooms or share two, whichever suits. If your group grows before you arrive, let us know. We'll add the guests and open another room, subject to availability and the per-guest rate above.

Children

Children are very welcome at The Ridge House.
 

Infants under 2 years stay free of charge. We have one portacot, linen and highchair available on request. If an infant needs a bed rather than the portacot, the additional guest rate of $80 applies, as we're making up and laundering another bed.
 

Children aged 2 years and over are charged at the additional guest rate of $80 per person, per night.
